Higher Education Housing Partners, Inc.

Nonprofit ownership and financing solutions for student housing and university-adjacent real estate

Higher Education Housing Partners, Inc. (HEHP) is a nonprofit real estate platform focused on student housing and university-adjacent real estate. HEHP works with colleges, universities, developers, lenders, and investors to acquire, develop, and reposition housing projects using flexible ownership structures, nonprofit models, and financing approaches designed to support the successful execution of housing projects while maintaining long-term institutional stability.

OVERVIEW

HEHP focuses on student housing, campus-adjacent residential projects, and ownership transitions where a nonprofit structure, flexible financing approach, or broader institutional perspective may help move a project forward.

Projects may involve acquisition, development, recapitalization, or partnership structures, depending on the needs of the institution, the condition of the asset, and the objectives of the transaction. In certain situations, projects may incorporate affordable or workforce housing components and may be structured to utilize tax-exempt financing or other public-private capital sources.

WHAT WE DO

Higher Education Housing Partners, Inc. is a nonprofit organization focused on providing flexible ownership and financing solutions for student housing and university-adjacent real estate projects.

Projects may involve new development, acquisition of existing assets, recapitalization of underperforming properties, or situations where institutions seek alternatives to direct borrowing or traditional public-private partnership structures.

HEHP works with a network of experienced professionals in development, finance, and higher education to structure projects that meet both facility needs and long-term institutional objectives. In certain cases, this may include projects that incorporate affordable or workforce housing elements supported by public-private financing structures.

OUR APPROACH

HEHP was formed after more than two decades of experience in higher education finance and administration. In addition to capital projects and financing, Allan Mark’s consulting work has included institutional renewal efforts at colleges undergoing financial or operational transition, including academic prioritization, staffing and capacity analysis, liquidity planning, and related strategic initiatives.

This experience allows HEHP to evaluate housing opportunities not only as real estate transactions, but as part of a broader effort to support institutional stability, enrollment strength, and long-term sustainability. This perspective allows HEHP to structure housing projects that align with both real estate economics and the long-term financial health of the institution. This approach allows HEHP to participate in projects as a nonprofit owner, development partner, or advisor, depending on the needs of the institution and the structure of the transaction.
